There’s “a lot of greed at the moment,” says one Canadian, whose landlord wanted to raise the rent on her home by almost 40%. It’s the latest headache for expats on the island, which is tightening visa requirements to ensure that more higher-paying jobs go to citizens.

The red-hot market is also giving rise to rental scams, where people posing as agents use fake online listings to lure deposits from unsuspecting home hunters. At least 547 people fell pry this year through May, with losses amounting to at least $1.6 million.
